A planning route that fits the plot

Most problems on site are decided at the drawing board. We spend the time there, so the build that follows is calm.

For eighteen years we have helped landowners and families turn a site into a consented home. We start with what the land will realistically allow: the local plan, the neighbours, access and drainage. Then we brief the architect around it.

Architects, planning consultants, highways engineers and other specialists are coordinated by one person at SEJ, so reports arrive on time and nothing waits on a long email chain.

Our part doesn’t end with a decision notice. We carry the design through to construction and stay with you until the keys are handed over.

How it works.

Every site is different, but the order of play rarely changes.

  1. 01 · Feasibility

We test what the plot can take before anyone draws a line.

  2. 02 · Design

We brief the architect and refine the scheme with you and the specialists.

  3. 03 · Consent

We manage pre-application advice, the submission and any conditions.

Questions / 04

Common questions

01How long does planning take?

It depends on the site and the council. A straightforward scheme can take a few months; a new dwelling on a sensitive site takes longer. We’ll give you a realistic timeline after the feasibility stage.

02Can you work with my own architect?

Yes. We’re happy to coordinate an architect you already know, or to introduce one whose work suits the project.

03What if planning is refused?

We plan to avoid it, with pre-application advice and a scheme that answers the council’s likely concerns. If a decision goes against us, we’ll advise on amendments or an appeal.

04Can you help with a replacement dwelling or a garden plot?

Yes. Both are common routes to a new home in Buckinghamshire, and each has its own planning considerations that we can talk you through.
